A tight date changes the calendar, never the standard of the work.
Mediation coming up, an estate inventory due, a tax appeal window closing or a closing date set? Lead with the date. Share the property, the purpose and the deadline, and you will get a straight answer on whether earlier delivery is realistic.

Can it be done in time?
It depends on four things: the property, the research the effective date demands, access for the inspection, and open time on the appraiser's calendar. A generic turnaround number cannot settle that for your job; a short call can. Give the true deadline, and confirm availability before planning around it.
What earlier delivery hinges on
Open time
Both the inspection and the write-up must fit available time. Stating the date and purpose up front lets that be checked properly.
Getting in
Someone must open the door. Without a confirmed entry date, a delivery estimate is guesswork.
Research the date demands
A past effective date (a separation date, a date of death, or January 1 of a revaluation year) means historical research, and unusual homes can add more.
Quicker, with the same standards
Moving a date up does not trim the scope, the evidence or the professional standards the report must satisfy, and it does not automatically put one assignment ahead of another. This page promises no turnaround period, no priority slot and no rush fee.
Charlotte and Mecklenburg deadlines that drive rush requests
- Equitable distribution. The 26th Judicial District's domestic rules require each spouse's ED Affidavit, on Local Form CCF-33, at least ten calendar days ahead of the initial pretrial conference, where the court determines which assets need to be appraised. That conference also picks a settlement procedure, mediation for example, and orders when it must be completed, so a value may be needed before that session. The local time standards aim to complete ED trials within a year of the first ED filing. And under G.S. 50-11(e), an absolute divorce obtained in North Carolina extinguishes the right to equitable distribution unless the right was asserted before the judgment, with one narrow exception written into that subsection; talk to your attorney about timing before the divorce is final. See divorce appraisals.
- The estate inventory. The personal representative must return the inventory to the Clerk of Superior Court within three months of qualifying unless the clerk grants more time (G.S. 28A-20-1); an overdue one can be ordered filed (G.S. 28A-20-2). The probate and estate pages explain more.
- Tax appeals. Mecklenburg takes informal review requests within 30 days of a revaluation notice's date; Board of Equalization and Review requests must be in before the board adjourns; and the board's decision can be appealed to the N.C. Property Tax Commission within 30 days (county appeals page). See residential appraisals.
- Deals with a date attached. A refinance rate lock nearing expiry, a sale under contract, or an employer's relocation schedule.

What happens once you ask about a rush
- The date, first. Property, purpose, readers and the date to meet; you get a candid answer on timing, and scope and fee are confirmed before anything starts.
- Access locked in. Agree the inspection date and who will let the appraiser in.
- The analysis. Comparable sales and market evidence are researched and the reasoning documented.
- Report and questions. Check the effective date, intended use, assumptions and limitations, and raise anything factual with the appraiser.
Fees and timing
Size, complexity, access, any past effective date and the speed you need all bear on cost and timing, so ask for a written scope, fee and delivery estimate before you lock in a hearing, filing or closing date. Still working out which report applies? The appraisal services list is the place to start.
